Therefore, it is necessary to study the changes in prices and the status of the indicators of this sector in order to analyze and select the solutions to this problem. The purpose of this study is to investigate the changes in housing indicators in the metropolis of Tehran during the period 2009 to 2019 Documentary methods was used for data collection. The research approach is descriptive-analytical and the indicators used have been extracted and analyzed from official national statistics over a decade (2009-2019). Descriptive and inferential statistics methods were used to perform the analyzes. Calculation of Pearson correlation coefficient showed that there is a correlation between housing sector indicators and general inflation rate, in which there was a high correlation between price per square meter of land and inflation. The findings of this study show that the sharp rise in prices began in 2013 and peaked in 2019. As a result, numerous reasons, including international sanctions, the lack of appropriate policies, have exacerbated the housing problem. Finally As a result, a number of factors, including international sanctions and a lack of appropriate policies, have exacerbated the housing crisis. افزایش قیمت مسکن در طی دهة اخیر به یکی از مشکلات حاد در کلان‌شهر تهران، تبدیل شده است. از این‌رو، بررسی تغییرات قیمت‌ها و وضعیت نماگرهای این بخش برای تحلیل و انتخاب راهکارهای برون رفت از این مسئله، ضروری به نظر می‌رسد. هدف این تحقیق، بررسی تغییرات نماگرهای زمین و مسکن در کلان‌شهر ‏تهران طی دوره 1388 تا 1398 می‌باشد. از روش اسنادی برای گردآوری داده‌ها استفاده شده است. رویکرد تحقیق توصیفی ـ تحلیلی است و نماگرهای استفاده شده، از آمار رسمی کشوری طی یک دهة (1398-1388) استخراج و تحلیل شده‌اند. برای انجام تحلیل‌ها از روش‌های آمار توصیفی و استنباطی استفاده شده است. محاسبه ضریب همبستگی پیرسون نشان داد که بین شاخص‌های بخش مسکن و نرخ تورم عمومی همبستگی وجود دارد که در این بین قیمت هر متر مربع زمین با تورم همبستگی بالایی وجود داشت. یافته‌های این تحقیق نشان می‌دهند، افزایش ناگهانی قیمت‌ها از سال 1392 شروع و در 1398 به اوج رسیده است. در نتیجه عوامل متعددی از جمله تحریم‌های بین‌المللی، فقدان سیاست‌های مناسب به حاد شدن مسئله مسکن، دامن زده‌اند. https://www.juep.net/article_113277_ddb3cd7e5d8e3e27f110c69cec476097.pdf
